YOUR SELLING PLAN

Before the sign goes up,
put the plan on paper.

What needs attention? What might you keep from the sale? Where will you go next? Start with the questions that shape your move.

NOT JUST THE ASKING PRICE

A sale has more than one number.

Your sale price, loan payoff, agreed costs, and timing all belong in the same conversation.

  • Preparation priorities: sort small fixes, larger questions, and items to discuss before spending.
  • Estimated proceeds: list your payoff and verified costs instead of guessing from the price alone.
  • The whole offer: compare financing, contingencies, closing dates, and possession—not just the top line.

SELLER PLANNING TOOL

Put the sale price and the cost questions
in the same place.

Use actual payoff and agreed costs whenever you have them. A closing attorney and lender confirm final numbers.

Sale and closing assumptions

County defaults come from the existing calculator and are rough planning assumptions. Millage varies by tax district; exemptions, including legal-residence school tax relief, are not calculated. Enter the applicable millage or annual tax bill when known. A positive bill overrides the county estimate.

Estimate only. South Carolina property taxes are generally paid in arrears. Final figures can change with payoff quotes, attorney or title charges, HOA records, negotiated credits, taxes, liens, and transaction details. This is not legal, tax, accounting, or lending advice.

PREPARATION WITH A PURPOSE

Choose what needs to happen first.

01

Write down your timing

Include your desired move date and your plan for the next home.

02

Sort the preparation

Use the checklist, then discuss repairs and disclosures with your agent. Don’t assume every upgrade pays for itself.

03

Review your options

Ask an agent about pricing and your selling plan. Confirm payoff and closing costs with the right professionals.

GOOD QUESTIONS

Before you take the next step.

Is this a home valuation?

No. The kit is a preparation tool. An agent can discuss a market analysis and a pricing plan based on your property and current information.

Does the kit use a standard commission or fee?

No. Enter your actual agreed costs. Any worked example is hypothetical and is not a customary fee or promised outcome.

What if I’m selling and buying?

Choose “Buying and selling” on the signup. You’ll receive both guides in one email so you can plan the two sides together.
